General Mortgage

Pre-qualification is a quick estimate based on self-reported information. Pre-approval is a deeper review — Ben pulls your credit, verifies your income, and issues a letter with real weight. In California's competitive market, sellers want pre-approved buyers.

It depends on the program. FHA requires 3.5%, Conventional can be as low as 3%, and with the 1% Down Program you only need 1%. VA and USDA loans can be zero down. CalHFA can even cover the down payment entirely for qualifying California buyers.

For FHA loans, Ben can work with scores as low as 580. Conventional loans generally start at 620, with better rates at 740+. For Bank Statement or P&L loans, requirements vary but Ben has options for most profiles. Don't assume you don't qualify — call to find out.

A typical purchase loan takes 21–30 days from full application to close. Ben has closed loans in as few as 15 days when all documents are in order. Pre-approval typically happens within 24 hours.

Loan Programs

A DSCR (Debt Service Coverage Ratio) loan qualifies you based on the rental income of the investment property — not your personal income. If the monthly rent covers (or nearly covers) the mortgage payment, you can often qualify. No tax returns or pay stubs needed. Great for investors and self-employed borrowers buying investment property.

CalHFA is California's Housing Finance Agency program that provides down payment and closing cost assistance to first-time buyers (defined as not having owned a home in the past 3 years). It's a deferred-payment junior loan — meaning no monthly payments until you sell or refinance. Ben is experienced with CalHFA and will walk you through eligibility and the full process.

You put down 1% of the purchase price. The lender contributes a 2% grant — no repayment, no strings. You close with 3% equity in your home. Income limits apply. It's designed for creditworthy buyers with good income but limited savings.

Self-Employed Borrowers

Absolutely. Ben specializes in programs for self-employed borrowers. If your tax returns show low income due to deductions, the Bank Statement or P&L Statement loan programs can qualify you on your actual cash flow instead. Many self-employed borrowers are surprised by how much they can qualify for.

For conventional programs, yes — typically 2 years is required. However, Bank Statement loans may work with as little as 12 months of business history depending on the situation. Call Ben to discuss your specific timeline.

It depends on how your income flows. Bank Statement loans use 12–24 months of deposits to calculate income — great if you have consistent cash deposits. P&L loans use a CPA-prepared statement — better if your business revenue is clearly documented but your personal bank flow is complex. Ben will review both options with you.

First-Time Buyers

Ben recommends starting with FHA (low down, flexible credit) or the 1% Down Program if you have solid income. CalHFA can help with the down payment entirely. The right combination depends on your credit, income, and target price — Ben will map this out for you in your first call.

For W-2 borrowers: 2 years tax returns, 2 months bank statements, recent pay stubs, and a photo ID. For self-employed: substitute bank statements or P&L for the tax returns. For investors using DSCR: property lease or rental income documentation. Ben will give you a specific checklist for your situation.

The Mortgage Process

Ben reviews your file, selects the best program, and issues a pre-approval or conditional approval. Your file goes to underwriting, where they verify all documents. Once approved, you receive a Closing Disclosure, schedule your signing, and fund. Ben is with you through every step and will explain anything that comes up.
